01  Solutions · Works · Signature Property Site

One property. One film.
Booked direct.

Your best property gets its own domain and a cinematic site — the visitor scrolls and flies through the real place, made from photographs you already own, and books straight to your WhatsApp. $15,000 flat. Live in two weeks. This page is the whole offer.

Proof before pitch

Open it full screen. Scroll slowly.

A beachfront villa in North Bali. Every place the scroll rests is a real photograph of the real property. Built for the desktop screen — that is where the film breathes, and where your guest is sitting when they decide.

Five seconds of the real thing, looping — no cuts, no stock, every frame a photograph of that villa. Open it full screen to scroll the whole film.

The problem it kills

  1. The platforms tax every stay. A €400-a-night villa loses €500–800 of commission per booked week to Booking.com and Airbnb — every week, forever.
  2. Your flagship is buried. On your own site it's one card among forty. On the platforms it's a template listing between two budget guesthouses.
  3. Guests never feel the property before arriving — and feeling it is what a luxury booking runs on.

What $15,000 buys

The stack, priced against what it replaces.

  • The film — scroll-through cinema built from your photography, room to room, no cutsa production crew quotes $8–15k
  • The full site — story, gallery, staff and services, guest reviews, all written and designedagencies quote $10–30k
  • Own domain — registered, configured, SSL, yours outrightusually an afterthought
  • Direct booking path — WhatsApp with the guest's dates pre-filled, zero commissionsaves €500–800 per direct week
  • Inquiry tracking — you see exactly what the site produces, monthlythe case for itself, in numbers
  • Two-week delivery — preview on day 7, live on day 14agency timeline: two months

All of it, flat: $15,000

  • Included with every build — the social cut: a 30-second vertical edit of your film for Instagram and reels, delivered with the sitewhat owners pay video crews for
  • First month of care included — hosting, tweaks, updates, on the house$250 covered

Why fifteen, and not less

It's priced against your asset, not against the build.

The honest version, since you're going to ask it anyway.

  1. It replaces $18–45k of separate quotes. A production crew for the film, an agency for the site, a copywriter for the words. Every line in the stack above carries what that piece costs bought on its own. Fifteen is the number when one house does all three under a single direction, with nobody to manage in between.
  2. Your asset sets the price, not the page count. A €400-a-night villa recovers this in fifteen to twenty direct weeks. A $2M sales mandate is competing for a six-figure commission — which is why estate tier starts at $20,000 and is scoped on the asset. The same build genuinely isn't worth the same to both, and pretending otherwise would be dishonest in one direction or the other.
  3. It's flat for everyone, and that's the whole point. No negotiation, no first-client discount. The moment one property pays less, the price means nothing to the next one — and you'd be right to wonder what the person before you paid.
  4. Volume is genuinely capped. One property at a time, two weeks each. That isn't a scarcity tactic — direction and taste don't survive being run in parallel, so the studio deliberately takes one.
  5. Below €300 a night, it isn't for you. The commission math stops working, and we'll say so rather than take the money. There is a real floor under this and it's better you hear it here than after.

The math that decides it

  1. 15–20 direct-booked weeks repay the entire build. After that the same weeks return €10–20k+ a year that the platforms used to keep.
  2. The film compounds. Your social, email and broker material all pull from it — one shoot-free production, used everywhere.
  3. Nothing you run changes. Your current website stays untouched; the signature site links from it and lifts the brand above it. Your web person keeps their job.

What goes in, what comes out

Three things required. You already have all of them.

Everything else on this list is optional — each one raises the ceiling, none of them holds up the build.

StatusWhat you sendWhy it matters to the result
REQUIREDProfessional photo setHighest resolution you have, every room and the exteriors. This is the film — the whole thing is built from these frames, so their quality is the ceiling on the finished piece.
REQUIREDFact sheetRooms, rates, amenities, staff and services, house rules, exact location. Every word of copy is written from these — nothing invented, nothing padded.
REQUIREDWhere inquiries landThe WhatsApp number or email. This is the whole point of the build: the booking path that skips the platforms.
OPTIONALFloor plan — a sketch is fineDrives the camera path, so the flight through the property matches how the building actually works. Without it I infer the layout from the photographs.
OPTIONALTen minutes on what makes it singularA voice note or a call. This is where the copy stops sounding like every villa listing and starts sounding like yours. The single highest-leverage optional on the list.
OPTIONALReal guest reviewsAirbnb or Booking access, or screenshots. Real quotes only — nothing gets invented, so no reviews means no review section.
OPTIONALBrand guidelinesLogo, colours, fonts if they exist. If they don't, the identity is derived from the property itself — which is often the better outcome.
OPTIONALDrone stills or footageOpens the film. An aerial arrival is the strongest first frame there is, and it can't be faked from ground photography.
OPTIONALiCal links from your PMSTwo-minute export. Powers a live availability calendar on the site — read-only, always true, no double-booking risk.

A booking widget (Namastay or your own system) instead of WhatsApp is +$2,500. Estates and sales mandates above $2M run from $20,000, scoped on the asset.

Speed and mobile — where property sites lose the booking

The fastest thing in their market.

A slow, clunky property site costs more bookings than a plain one ever would. This is built the other way round, deliberately.

  1. Static. No page builder, no plugins, no CMS. Nothing to bloat, nothing to break on an update, nothing to patch. Plain files on a global edge network — first byte in under half a second, measured, not promised.
  2. Nothing loaded from anyone else. Fonts are self-hosted and there are zero third-party requests. No script from a service you don't control can slow your page down or take it offline — a real failure we have already caught and closed on this build.
  3. The film ships in device-specific encodes. Phones get their own lighter chain at roughly a fifth of the desktop weight — not the desktop file shrunk down. Your guest on cellular is not punished for it.
  4. Full screen is where the film is most cinematic, and that is where a buyer sits when they decide. On a phone it is fast and correct; the native vertical cut is the next version.

The fourteen days, stated plainly

You see it on day 7. It goes live on day 14.

No black box. Every stage, what I need from you at it, and what lands in your hands.

WhenWhat happensFrom youWhat you see
DAY 0 You confirm. $7,500 books the slot; the balance is due only after you approve the day-7 preview. The go-ahead. Your two dates, in writing.
DAYS 1–2 We read the property and set the direction from your own photographs — palette, type, and the register the copy is written in. The identity comes from the building, not a template. Photos, fact sheet, the WhatsApp number. A ten-minute voice note on what makes it singular, if you have one. The direction, on one page.
DAYS 3–5 The site is built: story, gallery, staff and services, guest reviews, booking path. Copy written from your facts — nothing invented, no filler. Nothing. We only come back if a fact is missing.
DAYS 6–7 The film is rendered — your photographs chained into one continuous scroll-through, seam by seam, each seam landing on a real photo. Nothing. Day 7: your private preview. Own URL, hidden from search, yours to sit with.
DAYS 8–10 Your revisions. One round, everything on your list, done together. Your notes, in one pass. The changes as they land.
DAYS 11–13 Domain registered and configured, SSL, share previews for WhatsApp and social, inquiry tracking, final film encodes for desktop and mobile. Sign-off on the domain name.
DAY 14 Live. Nothing. Your property, on its own address.
AFTER Care: hosting, seasonal photo refresh, copy updates. First month included, $250/month after, cancel whenever. Nothing. Your inquiry numbers, monthly.
